Local history & context

The site is located on the land north of Market Square, at the entrance to Basildon Town Centre.

The Town Centre was originally built as an innovative ‘New Town’ in the 1960s but fell into decline in the 1980s when economic hardship hit manufacturing industries. This was exacerbated by little housing having been developed within the Town Centre itself, the transport network remaining heavily dependent on cars, and new purpose-built leisure and evening destinations being developed out-of-town, as an attractive alternative to the retail-focused Town Centre.

In May 2020, Basildon Council announced its exciting and ambitious vision to revitalise Basildon Town Centre, through the delivery of housing, retail and business opportunities, set out in the Draft Basildon Town Centre Masterplan.

The masterplan is designed to build on Basildon’s success as a strategic location for business, tech innovation, sustainable infrastructure and culture, which has already seen £30m invested into South Essex College’s new Centre for Digital Technologies at Market Square (adjacent to the site) and a new cinema and leisure development being built at East Square.

The site today

Located north of Market Square and in close proximity to Basildon Railway Station, our site will play an important role in the wider regeneration of the Town Centre, helping to transform Basildon into a safe, welcoming and attractive destination at the heart of South Essex.

The existing building on the site is tired and in need of improvement, made up predominantly of retail units, a number of which are vacant. Our vision is to deliver an improved retail and restaurant offer at Market Square by introducing modern units suited to the requirements of future tenants, whilst also generating footfall through the delivery of new homes and workspace directly alongside it.

We have considered your feedback in detail and understand that residents wish to see an improved variety and quality commercial offer in the Town Centre. Indeed, in response to this, we are looking to maximise retention of local independents, whilst also introducing high-quality shops and restaurants that will attract people into the Town Centre during the day and into the evening.

The site today
